Termites can cause severe damage in a short period of time. They can be undetected due to high soil, moisture damage, wood rot, heavy foliage, or other conducive conditions. Termites can form a (sattelite colony) in a wall void or other areas that may have moisture damage of some sort.

The Subterranean Termite gets moisture out of the ground, unless there is a moisture source in the structure from a leak or other water supply. Therefore  the sattelite colony could be formed without any signs or traces from the house down into the ground.
